Buying your first home is one of the biggest financial decisions you will make, and getting the right guidance from the start can make a real difference. At Elite Home Loans, we work with first home buyers across Australia to identify the right home loan options, understand first home buyer eligibility requirements, and access every available grant or concession they qualify for.
The landscape for first home buyers has changed significantly. Federal schemes, state-based first home owner grants (FHOG), stamp duty concessions, and low deposit options all interact in ways that are easy to get wrong without proper advice. Elite Home Loans cuts through the complexity so you can make informed decisions with confidence.
Whether you are looking at a 5% deposit under the Australian Government scheme, exploring the First Home Super Saver Scheme to build your deposit inside super, or trying to understand how first home buyer stamp duty concessions apply in your state, our team has the knowledge to guide you through every option available to you.
We work with a broad panel of lenders to compare home loan options including fixed interest rate and variable interest rate structures, loans with offset account and redraw facilities, and products suited to buyers with smaller deposits. Our role is to match your first home buyer budget and circumstances to a loan that works for you, not just one that looks good on paper.
Elite Home Loans is based in the Hills District and services first home buyers right across Australia. No matter where you are purchasing, we can help you understand what support is available and how to position your first home loan application for the strongest possible outcome.
See How Much You Could Borrow
Before you start looking at properties, it helps to know what you can realistically borrow. Use our borrowing capacity calculator to get a clear starting point for your first home buyer budget.
Step 1: Initial Consultation
Get in touch via the Elite Home Loans website to kick things off. Daniel will take the time to understand your goals, financial situation and borrowing needs, whether you are buying your first home, refinancing an existing loan or looking to build.
Step 2: Soft Credit Assessment
To understand what rates and loan terms you may qualify for, Daniel conducts a soft credit inquiry. This does not affect your credit score and gives both you and Daniel a clear picture of where you stand before progressing further.
Step 3: Lender Research and Comparison
Daniel accesses a wide panel of certified lenders and compares their products against your specific circumstances. His experience across RAMS, Noble Financial Services and Rate Money means he knows how lenders think and which ones are the right fit for your situation.
Step 4: Personalised Recommendation
Once Daniel has reviewed the market, he presents you with a clear recommendation tailored to your needs. Your personal information is kept private and is not shared with any lender until you choose to proceed.
Step 5: Loan Application Preparation
Daniel handles the preparation and lodgement of your application. He anticipates potential issues early and works through them on your behalf, so you do not have to manage the back-and-forth with lenders yourself.
Step 6: Approval and Settlement
Daniel stays with you through to approval and settlement, keeping you informed at every stage and ensuring the experience is as smooth as possible. Your loan could be approved in less than a week.
Step 7: Ongoing Support
The relationship does not end at settlement. Daniel continues to be available after your loan settles, ready to help with refinancing, loan reviews or any new property goals that come up down the track.
No fees, ever. Daniel is paid an upfront commission by your chosen lender, plus a small trail commission while your loan remains active. This means you receive professional mortgage advice without charge.
How we can help
There is a range of government support available to first home buyers in Australia, and the right combination depends on your state, the type of property you are buying, and your personal circumstances. Elite Home Loans helps you identify what applies to you.
Single parents and eligible legal guardians may qualify for a 2% deposit under the same scheme. There are no income caps and no annual place limits, and the scheme can generally be used alongside state and territory grants and concessions. Property price caps apply by location, so it is important to confirm the cap relevant to your purchase.
The Help to Buy scheme, operative from December 2025, allows the Australian Government to contribute up to 40% of the purchase price of a new home or up to 30% for an existing home, in exchange for an equity stake. Income limits apply, and the scheme is not available in Tasmania or combinable with the 5% Deposit Scheme.
The First Home Super Saver Scheme lets eligible buyers release voluntary super contributions toward a home deposit, up to a total of $50,000. Concessional contributions are taxed at 15% rather than at marginal income tax rates, which can help build a deposit more efficiently over time.
First home owner grants (FHOG) vary by state. The Northern Territory currently offers $50,000 for eligible new home purchases. Queensland offers $15,000 for new homes under $750,000 for contracts from 1 July 2026. South Australia offers $15,000 with no property price cap for eligible contracts from June 2024. New South Wales and Victoria each offer $10,000 for new builds. Western Australia offers $10,000 for new homes, with the value cap raised to $800,000 south of the 26th parallel from May 2026. Tasmania offers $20,000 for new homes from 1 July 2026, subject to assent.
First home buyer stamp duty concessions also differ significantly across states. In New South Wales, full transfer duty exemption applies on homes valued up to $800,000. Victoria provides a full exemption on properties up to $600,000. The ACT now provides a full duty exemption for eligible first home buyers regardless of property value, with no income threshold, from 1 July 2026. Queensland offers a full transfer duty concession on new homes with no price cap for contracts from 1 May 2025. Western Australia has updated its First Home Owner Rate of duty thresholds, with no duty payable on homes valued up to $600,000 statewide from 7 May 2026.
Elite Home Loans will help you understand which grants and concessions apply to your purchase and how to use them alongside your chosen home loan structure. We also assist buyers considering a gift deposit, where a family member contributes funds toward the purchase, and can advise on how lenders assess gifted funds as part of a first home loan application.
What Our Clients Say
Frequently Asked Questions
A mortgage broker acts as the link between you and a wide range of lenders, including banks, credit unions, and other financial institutions. Rather than you having to approach each lender individually, a mortgage broker does that legwork on your behalf. At Elite Home Loans, we take the time to understand your personal situation, your goals, and what you are looking for in a home loan. We then research the options available across our panel of lenders and present you with choices that suit your circumstances. We handle the paperwork, communicate with lenders, and support you through the entire process from your initial enquiry right through to settlement.
When you go directly to a bank, you only see what that one lender has to offer. At Elite Home Loans, we work with a broad panel of lenders, which means we can present you with a range of options rather than just one. We work for you, not for the bank. Our role is to understand your needs and match you with a loan structure that fits your situation. We also save you a significant amount of time by managing the research, application, and follow-up process on your behalf. Having someone in your corner who understands the lending process can make a real difference, especially if your situation is not straightforward.
The timeline for a home loan can vary depending on a number of factors, including the lender, the complexity of your application, and how quickly documents can be gathered and verified. In general terms, once we have all the information we need from you, we can prepare and submit your application. From there, lenders typically take anywhere from a few days to a few weeks to assess and respond. At Elite Home Loans, we work hard to keep things moving and keep you informed at every stage. We will always give you a realistic expectation of timeframes upfront and stay in regular contact so you are never left wondering what is happening with your application.
Absolutely. Buying your first home is one of the most significant financial decisions you will ever make, and having the right support can make a real difference. At Elite Home Loans, we love working with first home buyers. We take the time to explain the process in plain language, answer all your questions, and make sure you feel confident at every step. We can also help you understand what government grants and schemes may be available to first home buyers in your state, such as the First Home Owner Grant or stamp duty concessions, and help you factor these into your planning. You do not need to have all the answers before you contact us. That is what we are here for.
Refinancing means replacing your existing home loan with a new one, either with your current lender or a different one. People refinance for many different reasons. Some want to change their loan structure, others want to consolidate debt, and some simply want to review whether their current loan is still working for them after their circumstances have changed. At Elite Home Loans, we can review your current loan and help you understand what options are available. We do not push you toward any particular outcome. Our role is to give you the information you need to make a decision that is right for you. We recommend speaking with us before making any changes to your existing loan.
While every application is a little different, there are some common documents that most lenders will require. These typically include proof of identity such as a passport or driver's licence, recent payslips or tax returns if you are self-employed, bank statements, details of any existing debts or liabilities, and information about the property you are purchasing or refinancing. At Elite Home Loans, we will give you a clear checklist tailored to your specific situation so you know exactly what to gather. We are also happy to answer any questions you have along the way. Being well-prepared with your documents can help avoid unnecessary delays in the assessment process.
In most cases, mortgage brokers in Australia are paid a commission by the lender once your home loan settles. This means that in the majority of situations, there is no direct cost to you for using our services. We are required by law to disclose any commissions or fees upfront, so you will always know exactly how we are compensated before you proceed. At Elite Home Loans, we believe in full transparency. We will always be upfront about how we are paid and make sure you feel comfortable and informed before moving forward. Our goal is to build long-term relationships based on trust, not just process a transaction.
Elite Home Loans can assist with a wide variety of lending needs. Whether you are purchasing your first home, upgrading to a larger property, investing in real estate, refinancing an existing loan, or looking to access equity in your current home, we are here to help. We also work with clients who have more complex situations, such as self-employed borrowers, those with variable income, or people who have had credit issues in the past. Every situation is different, and we take the time to understand yours before exploring what options may be available to you. No question is too small, and no situation is too complicated for us to look into.
